bright inventories clerks will compile an accurate record of the condition of the property and its contents on a certain date. Items recorded will be described in layman’s terms to enable all parties to be able to easily recognise them when required.


Photographs will be taken (on request), and the report will then be emailed/posted to you. The inventory is the initial record of the condition that will be referenced at the commencement and termination of a tenancy. A one-off meter reading service can be provided


Check-in Report


When a tenant is ready to occupy the property, a Check-in report should be carried out. This is the report the tenant signs to agree the condition of the property, décor, fixtures & fittings and it is this report that the tenant agrees to the condition of the property upon his entry and payment of his deposit. The original inventory is used a basis and all additional information is commented and recorded, meters are also read.

Check-out Report


This report is a comparison of the condition of the property and its contents between commencement and termination of the tenancy. The property is re-evaluated and ensures any damage or breakages are recorded before your tenant vacates the property. Recommendations are made to the instructing principal in order to make any necessary deductions or take any necessary actions. Meters are read and fair wear and tear is evaluated.

Interim Report


For added piece of mind an interim inspection report can be carried out to alleviate and concerns from any parties involved.
